About The Role

POAH Communities is seeking a Janitor for South Suburban Senior Housing i . The primary responsibility of the janitorial functions will be related to maintaining a clean property. The position will require some light maintenance responsibilities as well. South Suburban Senior Housing is one of six properties acquired by POAH from the YMCA of Metropolitan Chicago in 2019. This acquisition expanded POAH’s footprint in Chicago into three new communities plus the suburb of Harvey, and preserved 461 affordable apartments for low-income seniors for many years to come. South Suburban is located in Harvey a suburb to the south of Chicago that has suffered from prolonged disinvestment compounded by isolation the region’s economic engines. However, it is a location with potential – one block from the Harvey Metra rail station and less than 30 minutes from downtown Chicago. It is within walking distance of the nationally recognized Ingalls Memorial Hospital and the Harvey Public Library, which recently underwent a $4.7M renovation and expansion project.

In 2023 POAH completed renovations to all 120 apartments, upgraded major building systems and redesigned the first-floor community spaces and management offices. The project received financial support from the Illinois Housing Development Authority and Cook County. POAH also extended the HAP contract for all 120 units. Amenities include on-site laundry facilities, a game room, community room, playground and fitness center.

About Your Impact

• Respond to housekeeping and basic repair work orders in a timely manner, resolving all issues and closing work orders within 24 hours of submission
• Transport equipment, furnishings and appliances to work area
• Assist with the turning of vacant units within three business days
• Perform clean-up of work areas
• Maintain grounds through trash management and landscaping
• Prepare for/respond to weather phenomena such as hurricanes, tornadoes, flooding, snow, ice, etc.
• Maintain cleanliness of maintenance shop
• Repair and maintain the buildings daily in such a manner that they will score at least 85 points on a NSPIRE / REAC inspection and secure a rating of at least “Satisfactory” with HUD and other housing agency inspections
• Ensure vendors follow all company policies while on site
• Assist with community event set up and tear down
• Complete other related tasks as assigned

About You

• High school diploma or equivalent
• Driver's license
• Able to lift up to 75 pounds
• Must be able to work in all weather conditions.
• Strong verbal, written and customer service communications are essential.
• Positive attitude.
• Team player.
• Willingness to learn.
